One of Hyde Park's Most Sought-After Condos Finally Hits the Market

Since it was built in 2009, only four condos in 2801 Erie Avenue have been on the market. When someone moves into this highly popular, contemporary Hyde Park condo building, they rarely leave. For those counting, that's a decade of steady occupation. Of course, who can blame the residents who call 2801 Erie home? It was designed by Jose Garcia, one of Cincinnati's finest working architects, and though it's 10 years old, it effortlessly hangs with today's fresh remodels and new constructions—a testament to the tenacity of Garcia's expertise and vision.

The place is a block from Hyde Park square. The community around it is walkable and lined with tall trees, varying decades of interesting architecture, shops, restaurants, and other fine amenities. You've been to Hyde Park. I don't need to sell you on the neighborhood. However, one condo inside 2801 Erie Avenue is for sale. It's Unit #101 on the first floor. And seeing as how it's in a Garcia-designed building people rarely leave in an excellent neighborhood, it's worth noticing.

FEATURES

Besides being a two-bedroom, three-bathroom, 2258-square-foot unit without a single stair in the entire place, Unit #101 has 1300 square feet of private outdoor space that wraps around two sides of the homestead. It's walled off from the sidewalks and buffered by landscaping, creating the feel of a private garden despite its proximity to the public. Perfect for a pooch. Ideal for personal gardening.

Floor-to-ceiling windows with custom motorized shades wrap around the side of the condo, allowing endless amounts of afternoon and evening sun to saturate the living room and kitchen in Golden Hour light. Speaking of kitchens, Unit #101's chef's kitchen features appliances and finishes that feel just as modern as they did 10 years ago when Garcia designed the building, too.

Timeless design is everything in this unit, and we all know hardwood floors never go out of style. Unit #101 has them throughout. It also has a master suite with custom cabinetry in the bedroom, custom storage in the walk-in closet, and heated terrazzo floors in its bathroom. It'd be hard to imagine any of those things going out of style any time soon, if ever.

Hyde Parkers generally drive when they want to leave the neighborhood, and the residents of 2801 Erie Avenue never worry about going far to get to their vehicles; their cars are just downstairs. Two assigned spaces next to a personal storage unit are reserved for the future resident of Unit #101.

Oh, and did I mention the entire building is LEED Silver certified? How many condo buildings in Cincinnati can put that on their long list of features? Not many, that's for sure.

TIME TO MOVE IN

As I said, Unit #101 is for sale. This place is slick, it's in a unique, impressive building, and it's in a comfortable neighborhood many love. Check out the photo gallery above to get a glimpse of how it looks.

It's on the market for $935,000.
